Built only metres from the Rye foreshore, the home required careful consideration of materials, detailing and construction sequencing from the earliest stages.

The ground floor uses face brickwork with lightweight cladding above, creating a balance between permanence and refinement while responding to the demands of the coastal environment.

As a new residence, there isn’t really an “existing building” story here. I’d use this section to talk about the site and conditions instead.

The coastal location shaped the construction approach. Constant exposure to salt-laden air, strong winds and harsh weather meant external materials, fixings and junctions were selected and detailed specifically for long-term durability.

Stainless steel fixings were used throughout, with every waterproofing detail considered for performance in the marine environment.

Integrated planter boxes were built within the first-floor structure, requiring structural coordination before waterproofing and finishes could be completed.

Concealed drainage, balcony waterproofing and pedestal paving were carefully coordinated so the finished architecture remained clean and minimal while performing reliably over time.

Internally, bespoke joinery, exposed brickwork and vaulted ceilings continue the considered material approach.

Large areas of glazing and a series of internal courtyards bring natural light and landscape deep into the home.

Integrated planter boxes and carefully considered landscaping — including a garden beneath the staircase — strengthen the connection between the architecture and its coastal setting.

Designed by Architecture Works, Maori Residence is a contemporary coastal home overlooking the Rye foreshore, created as a durable, low-maintenance retreat for family living.

Much of the work that allows the home to feel this simple will never be seen — concealed drainage, waterproofing, stainless steel fixings and carefully resolved junctions sit behind the finished architecture.

The result is a home designed to retain its simplicity over time, sitting metres from the coastal environment it was built to withstand.
